Its great apartment in a beautiful neighborhood, but why isn't it selling? It's got everything going for it, it’s well maintained, always clean top to bottom, yet no matter how many different marketing angles we try we just can’t seem to get it sold. Is it something that we as agents are doing wrong? Is it something the seller is doing wrong? The answer is neither and unfortunately there isn't much to do about it. The price is right, at $144,999 it has appraised at $150K, but the co-op market is so dead that no matter what we do only time will get this wonderful steal of a deal sold. Once the housing market turns around the co-op market will follow suit. So my best advice to all of you co-op sellers out there, hang on and for all of your co-op buyers out there still sitting on the fence. Go for it, the pricing on all the co-ops are super low as anyone trying to sell is near desperate just to get a decent buyer they will do anything they can to make a deal. It's easy to negotiate with a homeowner face to face, right? How hard is it to look at a house and decide whether this is "the one for me". So my answer to you is yes you are right you don't really need a real estate agent to show you a house, a monkey can show you a house and that is sufficient. The real estate professionals job begins, not when he or she shows you a house, its once you make your offer. If you offer is accepted your Realtor's job kicks into full gear, getting the proper documents signed and delivered to your attorney and to the sellers attorney. The Realtor needs to hold the deal together to make sure it moves along smoothly and that the deal gets done. I can't tell you how many occasions I have been involved in getting attorney's to continue negotiations in order not to kill a deal. This all goes on behind closed doors and ofter times unbeknownst to the buyers and sellers. Yes the attorney's will often times have lack of communication between each other and just kill a perfectly good deal because the can't get along. I have often times been the intermediary between the attorney's to make sure that they can play nice together. If they can't I will do my best to make sure the deal gets done anyway. This will sometimes mean that I am the document collector and date scheduler. Whatever it take to push the deal through is what a good Realtor will do. In general, the real estate market is very slow, but I definitely see some signs of a comeback in Nassau County. &lt;br /&gt;&lt;br /&gt;For example, the single-family homes are starting to move. There is a pick-up in activity in the number of transactions as we approach the end of 2009 amid low interest rates and available inventory. The sector having some difficulty recovering is the Co-Op market. In general, Co-Ops have been always an attractive option for buyers with lower budget but this time there is still enough people who fear to lose their job after the purchase.&lt;br /&gt;&lt;br /&gt;The main factor that helps the housing market in Nassau County (NY) is the fact that the government has extended its economic stimulus plan to buyers - all purchases must be under contract by April 30, 2010. The credit applies to first time homebuyers as well as to current homeowners if they have lived in their homes for five of the last eight years. However, home purchases subject to a binding sales contract signed by April 30, 2010, will qualify for the tax credit provided closing occurs prior to July 1, 2010. &lt;br /&gt;&lt;br /&gt;Types of Homes that Qualify&lt;br /&gt;-All homes with a purchase price of less than $800,000 qualify, including newly-constructed or resale, and single-family detached, townhomes or condominiums, provided that the home will be used as their principal residence. Vacation home and rental property purchases do NOT qualify. &lt;br /&gt;&lt;br /&gt;Tax Credit is Refundable&lt;br /&gt;-A refundable credit means that if the amount of income taxes you owe is less than the credit amount you qualify for, the government will send you a check for the difference.&lt;br /&gt;&lt;br /&gt;-For example:&lt;br /&gt;-A first-time buyer who qualifies for the full $8,000 credit who owes $5,000 in federal income taxes would pay nothing to the IRS and receive a $3,000 payment from the government. If you are due to receive a $1,000 refund, you would receive $9,000 ($1,000 plus the $8,000 first-time homebuyer tax credit).&lt;br /&gt;-A repeat buyer who owes $5,000 would pay nothing to the IRS and receive $1,500 back from the government. If you are due to get a $1,000 refund, you would get $7,500 ($1,000 plus the $6,500 repeat buyer tax credit).&lt;br /&gt;-All qualified homebuyers can take the tax credit on their 2009 or 2010 income tax return. &lt;br /&gt;&lt;br /&gt;Payback Provisions&lt;br /&gt;The tax credit is a true credit.
